COMMERCIAL
LEASING
Our
real estate attorneys have developed extensive experience in leasing
all types of retail, office, warehouse and other leasing transactions,
and we consider this area as a hallmark of our practice. Our areas
of emphasis in this regard include retail and office leasing for
both landlords/developers and tenants/retailers/commercial enterprises.
In
the retail arena, our focus is on the negotiation of anchor tenant
leases and long-term ground leases for in-line pad sites and outparcels.
We have negotiated on behalf of developers with such national tenants
as:
- Home
Depot
- Target
- Food
Lion
-
Kroger
- The
Sports Authority
-
Circuit City
-
Barnes & Noble
-
Office Max
- The
Gap
- Blockbuster
Video
- T.J.
Maxx
In
the office leasing area, we represent traditional office building
owners (such as Liberty Property Trust and other regional and
local developers) in preparing and negotiating leases, as well
as other commercial enterprises (such as the major regional health
care provider) who have extensive office building holdings. We
also represent commercial enterprises in their leasing transactions
that are either incidental (such as leasing corporate offices)
or integral (such as leasing medical office space or tower/rooftop
antenna space) to their core businesses.
We
feel that our appreciation of the issues from the perspective
of both the landlord and the tenant enables us to expedite negotiations,
readily resolve which issues are significant (or irrelevant) on
a particular transaction and achieve the client’s desired
end result of a fairly balanced lease as soon as reasonably possible.
